Land

Checking land before you buy in Isan

2 September 20267 min read

Quick answer

Before placing a deposit on Isan land, check five things: the title type (Chanote/Nor Sor 4 versus Nor Sor 3 Gor), the registered owner and any mortgage on the reverse of the deed, legal road access, zoning and expropriation lines, and how high water rises in the rainy season.

Title types

A Chanote (Nor Sor 4 Jor) gives full ownership and registers normally. A Nor Sor 3 Gor is a certificate of use: it can be sold, but many banks lend less against it or decline it as collateral.

Sor Por Kor land carries statutory transfer restrictions and is not freely tradable. If a price looks unusually low, check the document type first.

Read the reverse of the deed, from a fresh Land Office copy

The back of the deed records every registration: mortgages, servitudes and subdivisions. Order a fresh certified copy from the Land Office rather than trusting a seller's photo.

If a mortgage is outstanding, the contract must state whether the seller redeems it before or on transfer day, with a payment mechanism that protects both sides.

Access and real boundaries

Attractive land without legal access is the most common trap in cheap out-of-town plots. Confirm the road is public or a registered servitude.

Request a boundary survey when fences or paddy bunds do not match the plot shape on the deed. A survey costs far less than a later boundary dispute.

Zoning, expropriation and flooding

Ask the provincial Public Works and Town Planning office for the zoning colour, which governs what you may build, especially for shophouses or dormitories.

Along Khon Kaen's main roads, check road-widening and expropriation lines, and ask neighbours how high the water gets in the rainy season. That last detail rarely appears in any document.

Key takeaways

  • Verify the title type before you think about price
  • Pull a fresh certified deed copy yourself
  • Access must be a public road or a registered servitude
  • Ask neighbours about rainy-season water levels

FAQ

Can I buy Nor Sor 3 Gor land?

Yes, and it can be registered on transfer, but it is a certificate of use rather than full ownership. Many banks lend less against it and development options are more restricted than with a Chanote.

What does a boundary survey cost?

It depends on plot size and distance from the Land Office, typically from a few thousand to tens of thousands of baht. Confirm current rates with the local Land Office before applying.

Is main-road land always better?

No. Main-road plots suit commercial use and price higher, but for a home, a plot inside a soi is usually quieter, safer for children and clearly cheaper per square wah.
